房地产开发项目的可行性分析
摘 要
随着中国经济建设的不断发展,房地产行业已经成为我国国民经济发展的重要组成部分,甚至已经成为了我国国民经济的支柱产业。但是房地产业是一个具有高投入、高回报、高风险的特点的特殊行业,使得房地产业受自然、社会、经济等因素的影响较大,具有较强的不确定性。较为准确地评估这些风险是房地产项目成功
的重要开端,因此在项目立项过程中对拟投资项目进行项目可行性分析显得尤为必要。本文根据房地产项目可行性研究方法和经济评价理论,结合相关参考文献和研究资料,以zd房地产开发项目作为案例,对其进行可行性分析,希望对房地产项目投资和开发的科学决策起一定的帮助。本文主要框架为:对房地产项目可行性分析报告的意义、主要内容和经济技术评价分析做了说明;研究国家、浙江省和绍兴市的宏观经济情况和发展态势,并对相关的房地产行业市场情况进行分析评价;针对zd房地产项目,对该项目所在地——嵊州从人文历史、城区总体规划到经济社会现状以及嵊州房地产一级市场(土地市场)、二级市场(商品房市场)进行全面详细地阐述;对项目本身的基本情况以及土地经济技术指标和自身市场进行分析,并和建筑设计师进行充分沟通,提出整个项目的总体开发定位和产品总体定位,进行项目开发方案评价,以及项目可能在市场接受方面可能需要防备的问题做出预先估计并提出解决建议;然后根据拟定的项目开发方案估计项目总投资和总收入,对项目进行经济、财务评价和不确定性分析,得出项目达
